Applying for a Property

When you find a property that you are interested in, you will need to view the property with a representative of Moncrieff Realty.  At the viewing you will be given an application form for each adult to fill out, sign and supply supporting documents such as:

  • 100 Point ID Check
  • Rental References
  • Work References
  • Personal References
  • Proof of income

You can bring the application form into our office, email to or you can fax it through on 9330 1822.

Moncrieff Realty will constantly update you through the process of your application by text message or emails. Unfortunately if we are unable to contact one of your references or your employer this could delay the processing time. 

Each application may be processed through the National Tenancy Database which is accessed through REIWA which holds information relating to Tenancies throughout Australia and also through TICA which is run by Veda Advantage.

The Lessor is attempting to locate the most suitable tenant; that is a tenant who pays the rent on time and takes good care of the premises.  All applications are then submitted to the Lessor, please note that we are not required to give reasons for applications being declined.

Please note that should you be accepted to for the property, all adults will be required to come into the office within 48 hours of acceptance to sign the Tenancy Agreement and pay the six weeks rent. (4 weeks is bond and 2 weeks rent up front).


A rental bond is required for each and every rental property with Moncrieff Realty that is held with the Department of Commerce - Bond Administrator.  This is security against the property should there be any property damage, undue wear and tear or if there are any outstanding funds at the end of the tenancy.

Bond is 4 weeks of the weekly rental price and must be paid prior to/or on the day of the lease.  Please note, no bond no keys!

Once you have given notice that you wish to vacate the premises, Moncrieff Realty will send you out a vacating pack with information regarding the bond inspection and how to arrange a prompt refund of the bond.

Moncrieff Realty will not accept a transfer of bond from another Real Estate.

What kind of Lease will I be signing?

Moncrieff Realty are proud members of REIWA therefore we use only subscribed REIWA Lease Agreements. 

Fixed Term Lease

This type of lease has an agreed start date and an agreed end date.  You are legally bound by this contract and agree to pay all funds and maintain the property for this agreed length.  Generally the length will be either 6 months or 12 months however it is not uncommon to see a 2 year lease.  To end a fixed term lease, either party is required to provide at least 30 days written notice.

Can I collect the keys before the Lease starts?

Unfortunately we are unable to give the keys prior to the commencement date.
